Preventive Electrical Maintenance Checklist for Lowcountry Facilities
Preventive electrical maintenance keeps facilities out of the reactive-repair loop. Here is a working preventive electrical maintenance checklist we use with Lowcountry property managers, aligned with NFPA 70B.
Monthly
- Walk every mechanical and electrical room; look for signs of moisture, pests, or storage crowding gear
- Test emergency and exit lighting; press to test on egress fixtures
- Log any tripped breakers and route to a licensed electrician for root cause
- Check all GFCI receptacles in kitchens, restrooms, and outdoor circuits
Quarterly
- Exterior lighting audit; replace failed lamps and photo cells
- Wet-location cover integrity check on outdoor receptacles
- Panel directory audit; correct any tenant changes since last quarter
- Visual inspection of every accessible panel, disconnect, and junction box
Semi-annual
- Torque check on service disconnects and main lug lugs (licensed electrician only)
- Insulation resistance test on primary feeders over 100A
- Motor circuit inspection on refrigeration, HVAC, and elevator feeders
- Generator load bank testing (annual minimum; semi-annual for critical facilities)
Annual
- Infrared thermographic scan of all service equipment and distribution panels under load
- Arc-flash label verification; update if any equipment was replaced
- Grounding electrode continuity check
- NFPA 70B condition report and capital planning review
- Fire alarm and life-safety functional testing (by licensed fire alarm contractor)
Every three years
- Comprehensive switchgear torque and cleaning
- Breaker functional testing on service-level equipment
- Selective coordination and arc-flash study refresh (if applicable)
