Signs Your Facility Needs an Electrical Inspection
An electrical inspection is inexpensive. An electrical fire is not. Commercial building owners across Charleston, Berkeley, and Dorchester counties should schedule a licensed electrical inspection when any of the following signs appear.
1. Breakers that trip repeatedly
Breakers exist to protect against overcurrent. A breaker that trips once in a lightning storm is doing its job. A breaker that trips every Tuesday afternoon is telling you something is wrong on that circuit.
2. Warm panel covers or panel doors
A panel cover should not feel warm to the touch. Warmth is a signature of loose connections, overloading, or failing components.
3. Buzzing, humming, or crackling from a panel
Any audible sound from a live panel is a red flag. Get eyes on it before you lose the panel.
4. Flickering lights outside of a Dominion Energy event
Localized flickering on a specific circuit points to loose connections. Building-wide flickering points to the service or a neutral issue and can be catastrophic if left alone.
5. An insurance renewal or new coverage bid
Commercial carriers increasingly require an electrical inspection with thermographic imaging on properties over a certain age or size. Getting ahead of the underwriter with a clean inspection report is faster and often cheaper than responding to a mandate.
6. Purchase or refinance of the property
Lenders and buyers ask for a documented electrical inspection more often than they used to. A written report smooths the transaction.
7. Tenant complaints of shocks, tingling, or dead outlets
Tenant reports of shocks or tingles are urgent. Have a licensed electrician evaluate the same day.
8. No inspection in the last three years
NFPA 70B recommends interval inspections and most facilities benefit from a comprehensive electrical inspection every one to three years depending on age and duty.
